Denver Expands Eligibility for Property Tax Relief Program

Last fall, I shared how the Denver Property Tax Relief Program can help many homeowners get a rebate on the previous year’s property taxes. Starting in May of 2026, even more people will be eligible for this incredible program. To qualify, a resident must be a homeowner 62 years or older, or have a dependent child in the home, or be living with a disability. Additionally, an applicant cannot earn more than 80 percent of Area Median Income for a given year.

For example, a household of 2 people would need to make less than $89,680 in 2025 to qualify. Social Security income is not counted toward the income limit but Colorado’s Adult Financial program benefits are included. Applicants must be able to show they lived in their home for the previous year and have fully paid their property taxes. Refund check amounts are decided on a sliding scale with the average being around $1100.

Check out denvergov.org/propertytaxrelief  for more information and to file an application online. Denver will accept applications for the 2025 tax year starting May 1, 2026 through April 30, 2027. Cases are processed first come first served so make sure to get them in sooner rather than later. Colorado Housing Connects can also help answer questions and fill out an application over the phone by calling 1-844-926-6632 (Monday-Friday, 8am-4:30pm).
